Once you have exchanged contracts, if your home has been bought off plan, Towncourt Homes will give you an estimate of when construction is likely to be completed and will update you on progress as construction continues. Once the property is ready for occupation Towncourt Homes will obtain a Cover Note from the NHBC which will be issued to your legal advisor. At this point Towncourt Homes' solicitor will give your legal advisor 10 days notice that legal completion is required
Some developments may allow you to specify certain choices regarding the specification, i.e. choice of kitchen doors, wall tiling etc. In these instances, it is important that you comply with the dates specified for your particular choices to be incorporated.
On the day of completion you will need to meet with a Towncourt Homes representative to collect the keys and go through the handover process. It is important to understand that the keys will not be handed over until completion monies are forwarded to Towncourt Homes’ solicitor. During the handover process you will be given a copy of your handover manual. This is a detailed guide providing advice on the running and maintenance of your new home. It will also contain contact details for the utility companies and key sub contractors, as well as your NHBC handbook and health & safety card. Additionally, you will have the opportunity to inspect your new home. Upon your inspection you will be asked to pay particular attention to various items such as the kitchen furniture, sanitary ware, wall tiling, any applicable floor covering, door and window glazing.
Upon completion of this inspection, you will sign a Handover Certificate to agree that various items were in good order at the time and to confirm meter readings with our representative, so that any future invoices that you receive would take into account any energy consumed by Towncourt Homes up until the day of legal completion.
